To run a property search in a TitlePoint County:
Click Property to display Property Search. Alternatively, you can run a property search in conjunction with a Combination Search.
Type an order number to Create an Open Order or Add Search to an Existing Order. If adding a search to an existing order, you must also click Add to Existing Order.
--OR--
Do not type an order number to perform a Non-Order Search.
Optionally type Order Comments or Starter Remarks.
Click
to Choose State, County, Company, Department, and Title Officer options.
Click
and choose your legal description Type, and Enter Legal Description. If you are unsure about the specific legal you want, click Subdivision Lookup.
TitlePoint validates "major" legal values you type into the legal description fields, and displays Subdivision/Plat Name and Property Notes (when available) for TitlePoint Plant counties. See Validating Legals and Displaying Subdivision/Plat Name and Special Instructions for further information.
Note: Counties catalog property differently. As such, when you change a county, the available Legal Description Types change accordingly to match those used by the county.
Click Subdivision Lookup to search for book and page or subdivision name by book and page.
Optionally Choose Create New Order for Each Legal Combination to Auto-Increment Order Numbers when entering multiple lot numbers.
If you typed a range of legals, click
for Merge Property Results to merge the property results.
Click Add More Legal Descriptions if needing to type more than one legal description. Each time you click Add More Legal Descriptions, the fields that display double.
Type an Optional From and Thru Date Range to limit search results to instruments posted within those dates.
In Parties, optionally Type a Grantor and/or Grantee Name to further limit search results by searching for first party and second party names.
Choose Party to return all documents showing the specified name as grantor, grantee, or both.
Choose Match for each name to indicate the level of accuracy for finding and identifying instruments when searching by name.
Click Add More Parties if needing to type more names in the available fields. Each time you click Add More Parties, the fields that display double, allowing you to simultaneously search many names.
Choose Run as Separate Searches to yield a search result for each name typed.
Optionally Use Search Options to filter your results by choosing to Include Only or Exclude indicated instrument types or document property types, or choosing specific property search options (such as Include All-Tract or Exact Legal).
Click Begin Search to start the search. If you:
Chose to open an order, then TitlePoint creates the order with the appropriate search components.
Are not creating or adding to an order, then each search saves as a Non-Order Search.
--OR--
Print Only to begin your search. The search launches (as described for Begin Search) and the results automatically print without displaying on the screen.
After you click Begin Search or Print Only, TitlePoint validates (for TitlePoint Plant counties) both the "major" and "minor" legal values you type into the legal description fields. If you are:
Set-up with the Inquiry Only permission and you typed a legal description for an underlying property, then the Property Reconciler will display for you to choose the most current overlying property to search.
Searching an overlying property with a Search As relationship to an underlying plant arb to which postings are associated, the Alternate Property Selector will display.

Note: It is possible, and acceptable, for a property search to yield no results. TitlePoint will respond with a "No records found for property" message.

When Running an Xpress Search from the Xpress Search Screen and choosing Property Auto-run. For details see Running an Xpress Search.

Optionally click
for Merge Results to merge the property results when searching multiple properties simultaneously.
Optionally Use Search Options to filter your results by choosing to Include Only or Exclude indicated instrument types or document type categories.
Click Begin Search to start the search. If you:
Chose to open an order, then TPX creates the order with the appropriate search components.
