When running a property search using Combination and Property searches, TitlePoint validates "major" legal values (such as both Plat Book and Page or all of Section, Township, and Range) and "minor" legal values (such as lot or block) you entered and displays the Subdivision/Plat Name along with Property Notes. There are two steps to this process:
When you enter "major" legal values and tab out of those fields, TitlePoint validates the legal values and if:
Valid, displays the Subdivision/Plat Name and Property Notes.
Invalid, displays the following message: "Invalid legal description. Please verify required fields, use Subdivision Lookup, or click Begin Search/Print Only to continue." Clicking use Subdivision Lookup displays the Subdivision Lookup so you can search for the valid "major" legal.
When you click Begin Search or Print Only, TitlePoint validates both "major" and "minor" legal values and if:
Valid, completes the search.
Invalid, displays the "Invalid legal description" message.
Clicking use Subdivision Lookup displays the Subdivision Lookup pre-populated with the "major" legal value so you can search for the correct "major" or "minor" legal(s).
Clicking Begin Search or Print Only allows you to simply continue with the search.
TitlePoint only performs validation and displays Subdivision/Plat Name and Property Notes.
