Running a tax search by legal generates both a tax search and a property search.
To run a tax search by legal description:
Click Tax to display Tax Search. Alternatively, you can run a tax search in conjunction with a Combination Search.
Type an order number to Create an Open Order or Add Search to an Existing Order. If adding a search to an existing order, you must also click Add to Existing Order.
--OR--
Do not type an order number to perform a Non-Order Search.
Note: Unless you choose View Extended Tax Information, only abbreviated tax reports are available when performing a Non-Order Search, and the complete tax reports are available when you open an order.
Optionally type Order Comments or Starter Remarks.
Click
to Choose State,
County, Company,
Department, and Title
Officer options.
Click
for the Legal Description
Search By method to display legal entry fields and Enter
Legal Description.
Note: Counties catalog property differently. As such, when you change a county, the available Legal Description Types change accordingly to match those used by the county.
Click
and
choose your legal description Type,
and type your legal description.
View Prior Year Taxes to retrieve a complete tax report (if you did not include an order number).
Click Add More Legal Descriptions if needing to type more than one legal description. Each time you click Add More Legal Descriptions, the fields that display double.
Click Begin Search to start the search. If you:
Chose to open an order, then TitlePoint creates the order with the appropriate search components.
Are not creating or adding to an order, then each search saves as a Non-Order Search.
--OR--
Print Only to begin your search. The search launches (as described for Begin Search) and the report automatically prints if one result is found. If more than one result is found, the Cross Reference Pick List displays.
If the tax report displays, see Viewing Tax Report for the next steps. If Cross Reference Pick List displays, see Using Cross Reference Pick List for the next steps. How results display depends on how you set up your Tax Search Preferences and whether you clicked Begin Search or Print Only.
Note: It is possible, and acceptable, for a Tax Search to yield no results. TitlePoint will respond with a "No records found" message.
