General considerations for typing business or individual names into Name and Grantor/Grantee searches include:
Variations
New variations are created and run:
Automatically for Business names by removing all vowels when there are more than four consonants. For example, when you type HARRISON TREE TRIMMERS, the system will create the variation, HRRSN, TRMMRS, and search it to find all names with the same consonants.
When searching an Individual name and the last name is more than six characters long. For example, when you type TOMLINSON, DONALD, the system will create the variation, TOMLIN, and search both names (TOMLINSON, DONALD and TOMLIN, DONALD). This variation is created to cover situations where some state tax liens only show the first six characters of a surname, and is only applicable in California counties.
Use the Run Alt(ernate) Combinations feature when you cannot determine the first name from the last, as it runs all possible combinations of a name. For example, typing Ho Chi Mihn will yield six separate search requests:
Minh, Ho Chi
Minh, Chi Ho
Ho, Chi Minh
Ho, Minh Chi
Chi, Ho Minh
Chi, Minh Ho
The Match setting recommendation is 75-100%.
Note: Although searching at 90-100% may reduce unnecessary results, it may also eliminate possible mispostings from being returned. Please consult with your operations manager to determine the most appropriate default percentage to be used in your office.
