Entering instrument information depends on the county in which it is typed. See:
How you enter and choose Instrument Information to acquire search results is determined by your instrument search goals, as you can:
Search for the requested document (or documents) posted in the title plant (by not choosing any auto-search feature).
Auto-search References to find secondary documents related to the requested primary document. TitlePoint searches for the requested document and responds with other documents posted to the same legal that refer to the requested document. References display as Information-Only Components in orders.
Auto-search Property and/or Tax, which uses the requested document to initiate a property or tax search. If the document requested is posted to a single legal, the system responds with the property chain or tax report for that legal.
To enter instrument information:
Click
to choose a Type in
Instrument Information. Choosing a Type
displays a list of appropriate instrument indexing method
from which you can choose for your instrument.
Note: Recorders index instruments differently for each county. As such, when you change a county, the available Types change accordingly to match that of the county.
Type Year and Instrument Number. The instrument number can be some combination of one or more of:
Instrument number (or certificate number)
Recording year (Year)
Recording Date (Month/Day)
Book and Page or Liber and Page
Court type, Court case number, and Filed Date
Starter, Order, or Policy number
Depending on your instrument search
goals, optionally click
for one, more, or all of the following choices:
Include References to find secondary documents related to the requested primary document.
Clicking Include References enables Only References. Clicking Only References only displays reference documents.
Note: Users running searches in certain counties (such as Alameda, Contra Costa, and El Dorado) can receive back only those documents that refer to the requested document. For example, you might enter the date and document number for a trust deed, and by using the Only References option, receive back just the secondary documents (assignments and releases) affecting the trust deed, but not the trust deed itself, thus making it more obvious when a secondary document is found.
Property Auto-run to auto-run a property search, provided the instrument found is a property instrument.
Tax Auto-run to auto-run the tax search based on the result of the instrument search, provided the instrument found is a property instrument. Tax Auto-run only displays for San Diego if Property Auto-run is chosen.

You must decide the goal of your search when running an instrument search, as you can use this search to do one or both of the following:
Find the requested instrument posted in the title plant.
Find secondary documents (also known as a References Search) related to the requested primary document that are posted to the same legal by clicking Include References.
